Flat roofs have a reputation they no longer deserve. Fitted properly, with the right falls and the right detailing at the edges, a modern EPDM or fibreglass roof stays watertight for decades. We install and repair them for homeowners across Cheshire and the surrounding areas.
Durable, watertight flat roofing for extensions, garages, dormers and outbuildings across Cheshire and the surrounding areas.
The three systems we fit
There is no single best flat roof. The right choice depends on the size of the roof, whether it will be walked on, how complicated the shape is, and what you want to spend. We fit all three across Cheshire and the surrounding areas.
Felt: modern torch-on felt is a long way from the felt that gave the whole category a bad name. Laid in multiple layers it is cost-effective and reliable, and it handles awkward shapes well.
EPDM rubber: a single sheet of rubber membrane with very few joints, which is exactly where these roofs tend to fail. Good for straightforward rectangular roofs like garages and extensions.
Fibreglass (GRP): laid wet and cured into one seamless piece with no joins at all. It is the most hard-wearing of the three and takes foot traffic well, so it suits balconies and dormers.
Why flat roofs fail
Almost always it comes down to standing water or a failed detail at the edge. A flat roof is never truly flat: it needs a slight fall so water runs off to the outlet rather than sitting in a pool. If the falls are wrong, or the deck underneath has sagged, water sits and eventually finds its way through.
The other common failure point is where the roof meets a wall, a parapet or an upstand. If that detail was rushed or the flashing was skimped on, it will leak regardless of how good the main membrane is. When we replace one we deal with the deck, the falls and the edge details, not just the covering.
Repair or replace?
A single puncture or a lifted seam on an otherwise sound roof is worth repairing, and we are happy to do that. If the deck underneath is soft, if the covering has blistered and cracked across the whole area, or if the roof has already been patched several times, replacement is the more sensible spend.
We will look at it and tell you honestly which category yours falls into.
Covering Cheshire and the surrounding areas
Most of the work we do is on rear extensions, garages, dormers and porches within a short drive of home. We cover Crewe, Nantwich, Northwich, Winsford, Sandbach, Middlewich, Congleton, Chester, Knutsford and the villages around them.
A lot of our calls are older extensions across Cheshire where the original felt has reached the end of its life and started to pond and blister. We strip it back to the deck, put right the falls and the edge detail, and re-cover in the system that suits the roof. Not sure we reach you? Get in touch — we work across the wider North West too.

Flat roofs questions
How long does a flat roof last?
It depends on the system and how well it was installed. Modern EPDM and GRP systems are designed to last for decades when the deck, the falls and the edge details are done properly. Poor detailing is what shortens its life, far more than the covering itself.
Can you fit a flat roof I can walk on?
Yes. Fibreglass GRP is the usual choice where the roof will take regular foot traffic, such as a balcony or a dormer. We'll spec the build-up to suit how the roof is going to be used.
Do you repair flat roofs as well as replace them?
We do. If the deck is sound and the problem is localised, a repair is usually the better value option and we'll say so rather than quoting you for a full replacement you don't need.
Do you fit flat roofs across Cheshire?
Yes. We install and repair flat roofs on extensions, garages, dormers and porches across Cheshire and the surrounding areas, including Crewe, Nantwich, Northwich, Winsford, Sandbach, Middlewich, Congleton and Chester. We're a family-run company based locally, so you deal with the people doing the work.
How much does a flat roof cost in Cheshire?
The cost depends on the size and shape of the roof, the system you choose, whether the deck needs replacing, and how easy the roof is to get to. A straightforward garage in EPDM sits at the lower end, while a large or awkwardly shaped extension in GRP costs more. We measure up properly and give you a written quote with no obligation and no hidden extras.
EPDM or GRP for my extension roof?
EPDM rubber suits simple rectangular roofs like garages and single-storey extensions, and goes down as one sheet with almost no joints. GRP fibreglass is cured into one seamless piece and takes foot traffic well, so it's the better choice for a balcony, a dormer or anywhere the roof will be walked on. We recommend one based on your roof, not on what we'd rather fit.
Can you replace the felt roof on my garage?
Yes. Old garage and extension felt is one of the most common jobs we're called out to across Cheshire. We strip it back to the deck, replace any soft boards, correct the falls so water runs to the outlet, and re-cover in felt, EPDM or GRP depending on the roof and your budget.
Do flat roofs need much maintenance?
Not much. Keep the outlets and gutters clear so water can get away, and have the edge trims and upstands checked every few years. Clearing leaves and debris off in autumn does more for a roof's lifespan than anything else.
Will a new flat roof need building regulations approval?
Replacing the covering like-for-like normally doesn't. If more than a quarter of the roof is being renewed, building regulations usually require the insulation to be brought up to current standards at the same time. We'll tell you where you stand and factor it into the quote so there are no surprises.
